DISTRESSED NOTE PURCHASE / ADAPTIVE REUSE

The property was a single tenant building occupied by Mattel Toys and Fleming Foods. Upon the bankruptcy of Fleming Foods, a short-term lease with Proctor and Gamble was secured. Following the departure of Proctor and Gamble, Coastal Partners successfully repositioned the asset from a single tenant use to a multi-tenant facility with several new entrances and rail. The building was 100% released to several tenants and eventually sold. At the time of sale, the building housed seven tenants and was 86% leased.
