DISTRESSED LAND PURCHASE

Coastal Partners, on behalf of Cleaview 8035 Foothills Blvd, LLC, purchased 60 acres of bank-owned infill industrial development land. Concurrently with the purchase, the sponsor entered into a contract to sell 30 acres to a developer for construction of a FedEx distribution facility. Within one month of purchase, investors received back 100% of their initial capital contributions. Coastal fully entitled the land for industrial sales and completed all off-site infrastructure improvements (which included widening a major boulevard and building out a new expressway overpass.
